Garvit Duggal, CFA

Strategic Finance at Modern Health

I worked with Pat during my time as an Analyst at Ackman-Ziff. Pat was also my mentor and supervisor on various projects. In addition to his strong attention to detail and deep knowledge about real estate and financial markets, Pat has a highly approachable personality that would make any Associate/Analyst want to work under his supervision if they are looking to learn and grow at a rapid pace in the industry. Thanks to Pat's guidance at AZ, I was exposed to a variety of real estate equity deals that made me much more confident in the equity piece of the cap stack. Working with him, I was exposed to intellectually stimulating tasks that have improved my problem solving skills. Needless to say, Pat's CFA charter is evidence of his immense dedication to the investment management industry. I wish him all the luck in the future and highly recommend him to anyone looking for a person they can depend on, be it for analyzing real estate finance deals, developing their career or just approaching life in general!

John Cissell

Mortgage Loan Officer at PNC Bank

John was Patrick’s client Most of us have a short list of educators in our experience who shaped our outlook on either a subject or more broadly. I was pleasantly surprised to stumble upon one of those educators when I sat down in Pat's Real Estate & Investment course during my MBA at UofL. Candidly, this class is a beast. The volume of material combined with the short schedule (5 weeks) leaves both the student and the professor walking out of each class having squeezed every ounce of value out of the session.

Pat takes great pains to introduce the active student to a broad range of both the theory and practical sides of commercial real estate investment and valuation. Even though I've spent more than 20 years in the real estate lending world, I found myself engaged in a wider world analyzing and extracting crucial lessons that will provide foundations for future endeavors. Had I concluded this class with just the technical knowledge, it would easily be one of the best electives during my MBA, but I found something more in that class. Patrick Nessenthaler is passionate about his field of expertise and genuinely interested in sharing that passion with anyone who has the desire to learn. That passion to share knowledge is what separates him from most educators that I've encountered over my life. Given the opportunity, I would gladly recommend to anyone that they invest a little classroom time with Pat. It is one of the best investments that I've made in a long time.

Brandon Moss

Executive Vice President at Harris Blitzer Sports & Entertainment

I first worked with Patrick during an internship with Ackman-Ziff. Patrick immediately assumed a mentorship role and had a profound impact on my development. During my time with the firm, I directly assisted Patrick on a number of transactions and saw his work ethic and deal execution on display. He consistently exhibited strong financial acumen, an ability to decipher the crux of a deal at a high level while simultaneously maintaining a firm grasp of the details, and he brought a likable personality in his interactions with both me and clients. Since I’ve known Patrick, I’ve found him to be highly knowledgeable, motivated and dedicated to the growth of others, and he has always imparted those values on the people around him. Having the opportunity to work alongside Patrick was a rewarding experience and I’m confident he will continue to make valuable contributions as a mentor and leader in his future endeavors.

Creative Problem Solver, Finance Consultant

Professor Ness demonstrates compassion & generosity in his Real Estate & Investments MBA course at UofL. He gave me takeaways that have improved my marketability and effectiveness. These, in addition to the amazing and expansive course content. For those willing to soak it in, he shares a wealth of knowledge from his extensive education and professional experience. But, he is also generous with his expectations for the short-term (as it relates to real estate mkts). By far, his class provided the most content & professional value than any I've taken.

It was a pleasure to take Real Estate and Alt Investments with Professor Nessenthaler last semester. The class that he taught was interesting because not only did he have a vast amount of knowledge on the subject, but he also went beyond PowerPoint to bring in industry professionals and real-world examples. He cared that we understood the material, and taking his class was a great experience. I left the class with a well-rounded understanding of the subject.

From a student's perspective, Patrick is an exceptionally talented teacher. As for a graduate level elective, you will be drinking from a firehose, and he knows it. That is why he maintains realistic expectations for what one person can digest in five weeks. He will give you all the tools and information you will ever want to know so you can become an expert when the class is over if you are still interested. I highly recommend his class to anyone interested in Real Estate Finance & Investments.

Over the course of my internship at Ackman-Ziff, Patrick served as an incredible mentor in multiple regards. In addition to his technical prowess and unique understanding of value mechanics, his attention to detail and ability to present complex information in a focused and goal-oriented manner continue to inform the way I seek to produce analyses. Patrick's capacity to manage multiple complex transactions and stakeholder groups, while also supervising and delegating to junior team members was key in my own growth and exposure as an Intern/Analyst. His advice and mentorship continue to be greatly valued.

Patrick served as my mentor for the 1 year I spent as an Analyst at Ackman-Ziff. I can easily say that Patrick contributed more to my professional development than any one else throughout my career. Patrick has a natural understanding for financial concepts and investment analysis, which is evidenced not only in his day-to-day production in real estate capital markets, but by his recent CFA designation. Patrick was tasked with and executed on some of the most complex real estate financing transactions at AZ, which is an ode to his leadership, attention to detail, and ability to manage expectations and effectively communicate to a wide variety of audiences.
